Mariposa Homeowners Association: What Residents Need to Know

The Mariposa Homeowners Association (HOA) plays a key role in maintaining the community’s standards, common areas, and amenities.  It is important to note that the Mariposa HOA is separate from the Peaks Neighborhood Association, which serves a specific section within the community.  Understanding the HOA’s purpose, responsibilities, and fees will help homeowners make the most of their membership while ensuring the long-term care of the neighborhood.

HOA Fee and Included Amenities

Mariposa HOA fees cover access to a range of amenities for homeowners and their immediate family members residing in the home.  These include entry to the Silver LEED-certified Residents’ Community Center, which features both indoor and outdoor pools, a well-equipped fitness center, and a Movement Studio for yoga and other group classes.  Residents can also enjoy the kitchen and social area for gatherings, as well as outdoor recreational spaces, including a community park with ball courts, a playground, picnic areas, and shaded seating under ramadas.

What HOA Fees Cover

The HOA fees contribute to the ongoing upkeep and operational expenses required to sustain Mariposa’s shared spaces.  These expenses include:

  • Administrative costs, such as office supplies, mailing expenses, printed materials, legal fees, and professional accounting services.
  • Contracted services, including landscape maintenance, janitorial services, and routine pool cleaning.
  • Repairs and maintenance for the Community Center and other common-use areas.
  • Utility expenses, such as water, electricity for the Community Center, and gas for heating the pools.
  • Insurance coverage for the HOA, as outlined in the community’s governing documents.
  • A designated portion of each assessment is allocated to a Reserve Account, which funds future capital replacements for key components based on an independent third-party Reserve Study with a 27-year financial plan.

Redondo Homeowners

Residents of the Redondo neighborhood pay an additional fee that covers services specific to their area.  These fees support:

  • Contracted landscaping and maintenance of gated entry points.
  • Upkeep and repairs for gates, streetlights, and related infrastructure within the neighborhood.
  • Contributions to a Reserve Account to finance long-term replacements for essential components, as outlined in a third-party Reserve Study with a 27-year funding strategy.
